You will be required to pay the following costs when a suitable property has been found for you.
We require an application for all tenants over the age of 18.
BOND = Will be equivalent to 5 weeks rent (regardless of you being entitled to claim benefits)
RENT = 1 Months rent in advance (payable in advance throughout your tenancy)
GUARANTOR = May be required for some properties
On most occasions a Holding Deposit is required which, in line with the Tenant Fee Act 2019, will not be higher than 1 week’s rent. This deposit will then be accounted for into the full initial rent and Security Deposit if the application is successful. There are occasions where the Holding Deposit or part of it is forfeited by an unsuccessful applicant. The full details of this are given to the applicant before they pay the Holding Deposit on the Holding Deposit Agreement but at David Robson we like to be transparent from day one and an example of the occasions where a deposit will be forfeited can be:
Lying on the application
Dropping out of the transaction without reason
Not completing all the required referencing procedure within the deadline for that agreement (usually 14 days)
Repairs
HAS YOUR BOILER GONE OFF?
Have you got gas and electric on (check supply)?
Is your boiler switched on at the wall?
Have you tried restarting your boiler?
Is the water pressure between 1-3?
If you have checked everything on this list and the boiler is still not working please note down any error codes when you report this.
